Photo from Archidoodles An article by BISNOW'S Maddy McCarty explains how Houston has a high office vacancy rate but has been slow in converting aging buildings into other uses. Only 11 office-to-other-use conversion projects have been tracked by CBRE since 2017, while the city has led the nation in new real estate construction. To encourage building owners to pursue adaptive reuse, incentives are needed, according to industry analysts. Central Houston has commissioned a feasibility study to understand the costs and viability of converting office buildings to residential or hospitality use. Houston has a high office vacancy rate compared to the national average, with most vacant buildings concentrated in older properties. Financing is a major hurdle for conversion projects, and incentives such as tax credits and private funding could make conversions more economically viable. While conversions have gained traction nationally, Houston's abundance of land and the preference for ground-up development have hindered the conversion trend in the city. The feasibility study aims to identify potential conversion candidates and inform the design of an incentive program. Big Brothers Big Sisters Houston Headquarters are located at 1003 Washington Ave, Houston, TX 77002. The envisioned project comprises a three-story steel-framed edifice featuring a glass atrium, a Mentoring Hall of Fame, a café, a children’s playroom, and an event space on the third floor equipped with a full kitchen and an open-air balcony boasting downtown views. The headquarters also accommodates ample open and closed offices to accommodate the organization's anticipated growth. Method Architecture and Stantec generously provided $250,000 worth of architectural and engineering services pro-bono to aid in completing the building. Realizing this vision involved a collaborative effort across multiple phases between Big Brothers Big Sisters of Greater Houston and various local entities including individuals, businesses, agencies, and institutions. Outgrowing their previous space, a former doctor’s office outside the 610 loop, the organization sought a new location to expand its services, enhance visibility, and bolster effectiveness and productivity. The project's design journey began with a seed grant from Rice University School of Architecture for initial research. During this phase, the 35-member staff of BBBSGH was individually interviewed to grasp the diverse needs of different teams such as Events and Programming, understanding workflows, interactions, communications, and organizational dynamics. Comparative analyses were conducted on existing local non-profit buildings and BBBS organizations nationwide to glean insights from existing models. Subsequently, the project team, comprising Agency—Agency (project designer) and Method Architecture, collaborated with DMAC Construction, Stantec, and TBG Partners to bring the project to fruition. Emphasizing community engagement, Rice Design Alliance hosted a design charrette for the exterior courtyard, which TBG Partners won following a spirited one-day event involving numerous talented local designers. An article in TIME Magazine by Alana Seumuels explores why "Companies Are Finally Designing Offices for the New Work Reality ". Architecture and design firm NBBJ is leading the way in redesigning offices for the new work reality. While many companies were downsizing their office spaces during the pandemic, NBBJ took over a former clothing company's offices in New York City to create a 28,000 square foot "living lab." The aim was to test and discover the best design and layout for hybrid work, creating a space where employees would want to come despite long commutes. NBBJ plans to use the insights gained from their own office redesign to help clients design offices for the hybrid future. The new office spaces being designed are focused on creating environments that promote collaboration, socialization, and inspiration. They are moving away from the traditional office setup, with conference rooms resembling cozy living rooms, green carpets creating a natural atmosphere, and rotating art projects on display. Photo © Tom Harris The 2024 edition of Architectural Record’s annual ranking of the Top 300 American architecture firms by revenue reveals a steady landscape with minimal changes at the top. Gensler and Perkins&Will have held the top two spots for five consecutive years, with architecture revenues of $1.83 billion and $706 million, respectively, showing significant increases from the previous year. HKS climbed to third place with $566 million in architecture revenue, displacing HDR, which reported $496 million and moved to fourth. Graphic: Staff / Photo: Courtesy Of Richard Keating A greenish, dollar-sign-shaped building sounds like something animator Carl Barks might have envisioned when he created Scrooge McDuck nearly 80 years ago. Reader John Neslage asks, "Is the First Interstate Bank Building really shaped like a dollar sign?" Considering the building opened in Houston in the 1980s, it seems possible. However, in the interest of accuracy, I must report that this is more myth than reality. First, a bit of history for those unfamiliar with the landmark at 1000 Louisiana. John referred to the First Interstate Bankcorp, which is the building's second name since its opening over 40 years ago. Originally known as Allied Bank Plaza, it was renamed First Interstate in 1988. The company was later absorbed by Wells Fargo in the mid-1990s, and the building has been known as Wells Fargo Plaza for nearly 30 years. This boutique hotel, set to open in Houston, will enhance Bunkhouse’s reputation for creating design-focused accommodations. Located in the heart of Montrose’s Museum District, which Bunkhouse describes as “the cultural heart of the city,” Hotel Saint Augustine will offer 71 rooms and suites across five small buildings and two floors. The hotel will include an all-day restaurant named Perseid, an intimate lobby bar, a private event space, and a secluded circular courtyard pool. Image source: Brian Snyder/Reuters When Memorial Day marks the beginning of summer, the extended daylight can help contractors complete projects more quickly than in the shorter, colder days of winter. However, summer also brings intense heat in many regions, posing health risks to outdoor workers. The safety of laborers in hot climates has received increased national attention, particularly as research shows global temperatures are rising and will continue to do so. According to NASA, last summer was the hottest in 2,000 years in many parts of the world. Miami experienced its hottest July on record, El Paso, Texas, saw temperatures exceed 100 degrees 70 times, and Phoenix hit 110 degrees 54 times.
