- Industrial Outdoor Storage: More Than a Parking Lot for Big Rigs
As more logistics, retail, and e-commerce businesses seek to expand and optimize their operations, industrial outdoor storage (IOS) — also known as drop lots — continues to increase in popularity. < Back 0 Click here to log in and like Previous Next Source: Updated: Kimley-Horn Website November 9, 2023 Industrial Outdoor Storage: More Than a Parking Lot for Big Rigs As more logistics, retail, and e-commerce businesses seek to expand and optimize their operations, industrial outdoor storage (IOS) — also known as drop lots — continues to increase in popularity. This article, from Kimley-Horn engineers Dave France, P.E. and Austin Watts, P.E. , discusses the growing popularity of Industrial Outdoor Storage (IOS) facilities, also known as drop lots, in response to increased demand from logistics, retail, and e-commerce businesses. These facilities provide outdoor storage for tractor-trailers, equipment, materials, and goods, with the U.S. IOS market estimated at $200 billion. While some investors and developers may mistakenly view IOS as simple vehicle parking lots, the article emphasizes that these facilities are complex and require careful planning, design, and construction. Various challenges related to permitting, design considerations, and operational needs are outlined. These challenges include addressing municipalities' unfamiliarity with IOS projects, adapting to varying trailer sizes, preparing for climate impacts, balancing screening and security, planning for adaptive use, selecting surfacing options, and consulting contractors early in the development process. The article also anticipates future trends in IOS development and permitting, such as increased integration into local zoning ordinances. In summary, Industrial Outdoor Storage facilities offer a lucrative opportunity for investors and developers, but their complexity and unique challenges must be addressed to ensure success. By taking into account the considerations mentioned in the article and working with experienced engineering consultants, developers can navigate the permitting process, design efficient facilities, and maximize returns on their investment in the rapidly growing IOS market. Stantec - Houston, TX (Jefferson St.) TBG Partners - Houston, TX Rogers O'Brien Construction - Houston, TX Rice Design Alliance Big Brothers Big Sisters Houston Headquarters Big Brothers Big Sisters Houston, the local branch of a nationwide organization dedicated to fostering positive relationships between the community and its youth, sought a new local headquarters to serve as a nurturing environment. Big Brothers Big Sisters Houston Headquarters are located at 1003 Washington Ave, Houston, TX 77002. The envisioned project comprises a three-story steel-framed edifice featuring a glass atrium, a Mentoring Hall of Fame, a café, a children’s playroom, and an event space on the third floor equipped with a full kitchen and an open-air balcony boasting downtown views. The headquarters also accommodates ample open and closed offices to accommodate the organization's anticipated growth. Method Architecture and Stantec generously provided $250,000 worth of architectural and engineering services pro-bono to aid in completing the building. Realizing this vision involved a collaborative effort across multiple phases between Big Brothers Big Sisters of Greater Houston and various local entities including individuals, businesses, agencies, and institutions. Outgrowing their previous space, a former doctor’s office outside the 610 loop, the organization sought a new location to expand its services, enhance visibility, and bolster effectiveness and productivity. The project's design journey began with a seed grant from Rice University School of Architecture for initial research. During this phase, the 35-member staff of BBBSGH was individually interviewed to grasp the diverse needs of different teams such as Events and Programming, understanding workflows, interactions, communications, and organizational dynamics. Comparative analyses were conducted on existing local non-profit buildings and BBBS organizations nationwide to glean insights from existing models. Subsequently, the project team, comprising Agency—Agency (project designer) and Method Architecture, collaborated with DMAC Construction, Stantec, and TBG Partners to bring the project to fruition. Emphasizing community engagement, Rice Design Alliance hosted a design charrette for the exterior courtyard, which TBG Partners won following a spirited one-day event involving numerous talented local designers. Here's a summary of the improvements they made. Front Entry and Exterior: The redesign likely aimed to make the building more inviting and visually appealing to potential tenants. This could involve architectural changes, landscaping, and lighting to increase the building's presence and curb appeal. Main Lobby, Cross Atrium, and Third Level Lobby: Renovations to these areas likely involved upgrades to finishes, layout improvements, and possibly the addition of amenities to create attractive communal spaces for tenants and visitors. Public Spaces: Enhancing public spaces within the building can make it more appealing to prospective tenants. This might involve creating lounge areas, meeting spaces, or other amenities that add value to the building. Restrooms: Remodeling the restrooms is a common improvement in commercial properties, as it can enhance comfort and modernize the facilities. Fitness Center: The addition of a fitness center is a desirable amenity for many tenants. By designing it with enhanced connections to the adjacent garage, Ziegler Cooper likely aimed to make it convenient and accessible for tenants. Open Plan Office: The new Houston offices for Parkway Properties feature an open-plan layout, which is a popular design choice for promoting collaboration and flexibility among team members. This layout encourages communication and teamwork across different property disciplines. Naman + Associates, Inc. Gibbs & Bruns LLP Office Renovation Houston Law Firm Gibbs & Bruns LLP, a nationally regarded law practice, decided to completely renovate the space they had occupied for twenty-five years, rather than relocate to another building. This posed significant challenges from both a design and build perspective. Tellepsen Interiors designers were constrained by challenging existing conditions and had to create an execution plan that allowed the firm to work while demolition and construction were underway. As you will see, they met the challenge, collaborating with Tellepsen Interiors, Sigma Marble, Robert Shaw Manufacturing, IA Naman, and others. The architecture and design firm Rottet Studio sought to make the experience for the users of space, and their visitors, a unique environment with an updated look and feel, but with the directive that they could not materially touch certain conference areas and other space that has been recently updated and instead would need to integrate that into their design scheme.
