Common Desk East End occupies within Ancorian's The Block, a revitalized warehouse in Houston's East End. This vibrant co-working space seamlessly blends industrial charm with modern amenities, featuring private offices, team suites, open desks, conference facilities, an inviting outdoor patio, a cozy indoor sunroom, and an in-house coffee bar. Method Architecture collaborated with the project team, which included Course Construction Group, Dally & Associates, KCI Technologies and Common Desk. Drawing inspiration from Houston's eclectic architectural landscape, particularly in the East End, the design concept embraces the area's diverse building styles. Throughout the space, you'll find a playful mix of office and conference room designs, each reminiscent of local eateries and serving as distinctive wayfinding elements. Unexpected bursts of color, textures, and patterns add personality, from a mosaic-tiled hospitality bar to vibrantly painted structural beams and eye-catching wallcoverings on the restroom ceilings. Complementing the modern furniture are carefully curated vintage pieces, lending an air of authenticity to the environment. To foster organic division within the communal areas, Method Architecture integrated a shelving and slat system, creating cozy lounge pockets between the hospitality bar and break room. Cost-effective color-blocking techniques were employed to delineate spaces while preserving the spacious, warehouse ambiance, utilizing contrasting portions of the concrete floors and walls. Innovative solutions were devised to maximize natural light penetration into the deep floor plan. A former loading dock was transformed into an inviting exterior patio adjacent to the break room, ideal for hosting large events. Skylights strategically placed along the main office corridor flood the space with daylight. At the terminus of the two primary corridors lies a captivating "terrarium" oasis, encircled by wood-framed fluted polycarbonate partitions, evoking a serene outdoor garden ambiance. The layout supports a variety of dining experiences, allowing patrons to sit directly at a chef’s counter or choose from the shared seating areas. Beyond the chef stations, the hall also includes two cocktail bars, an expansive wine bar, a coffee lounge, and a spacious back patio with ample seating. To create a design that feels cohesive yet allows each chef station to maintain its own identity, a palette of blue tones was woven throughout the space. From the deep blue subway tile at Atlas Diner to the custom cement tile adorned with blue stars at the wine bar, each station incorporates complementary colors while showcasing unique finishes. Eclectic seating choices further enhance the individuality of each concept—wicker chairs appear at one station, while another features bright red chairs that echo its classic diner theme. Large black wrought‑iron windows line the front wall, flooding the food hall with natural light. The same material is used for the patio bar’s glass enclosure, tying the interior and exterior together. Warm wood accents—seen in countertops, vent hoods, floating shelves, and tables—soften the modern aesthetic and balance the cool tones, bringing brightness and warmth to the overall design. - Trends to Watch: How Developers Can Make Buildings More Adaptable, Relevant, and Resilient
Darrel Fullbright and Duncan Lyons from Gensler's Office Developers practice discuss future trends in office building development. They emphasize the importance of making office buildings more adaptable to changing work patterns and sustainable for the long term. In the article "Trends to Watch: How Developers Can Make Buildings More Adaptable, Relevant, and Resilient," Darrel Fullbright and Duncan Lyons from Gensler's Office Developers practice discuss future trends in office building development. They emphasize the importance of making office buildings more adaptable to changing work patterns and sustainable for the long term. Lyons suggests activating the ground plane of buildings to engage with the community, proposing mixed-use developments that combine residential and office spaces. This approach not only caters to fewer office workers coming downtown but also benefits local communities. Fullbright illustrates this with examples like a mixed-use government project in Costa Rica and a vertical project in Toronto, which blend office and residential spaces with shared amenities. The article also explores sustainable design and decarbonization strategies in office building development. Fullbright outlines steps towards net zero energy, emphasizing starting with climate, reducing load, decarbonizing building systems, minimizing embodied carbon, and utilizing renewable energy. They also discuss the importance of passive strategies, like façade designs in Portugal and automated sun shading in China, to reduce operational carbon. The trend towards all-electric buildings is noted as crucial, especially as governments increasingly mandate decarbonizing the grid. Fullbright highlights the concept of 'perpetual assets,' designing buildings to be more adaptable and changeable over their lifespan, increasing their long-term value. The article concludes by discussing the 'flight to experience' trend, where the focus is on the experience a building offers, and the growing trend of urbanizing the suburbs, driven by the desire for amenity-rich, mixed-use environments in suburban areas. The project began with a complete demolition down to the building’s core structure, including the removal of all existing mechanical, electrical, and plumbing systems, followed by a comprehensive full-floor build-out. The design features a striking blend of exposed and finished architectural elements. Exposed ceilings frame the perimeter of the suite, while full sheetrock ceilings define the central areas, creating visual contrast and spatial organization throughout the space. Additional highlights include polished concrete flooring, DIRTT demountable glass fronts and partition walls, and a newly constructed restroom core that enhances both functionality and tenant appeal. One of the project’s most significant challenges was integrating an entirely new MEP infrastructure while preserving the clean, open aesthetic of the exposed ceiling areas. Through careful coordination and strategic planning, the project team successfully concealed the majority of the building systems within the interior sheetrock ceiling zones, maintaining the design intent and creating a refined industrial environment. Completed in collaboration with AMB Architects and Infinity MEP+S Engineering, the finished spec suite delivers a modern, move-in-ready workplace that combines sophisticated design with efficient building performance.
